St Heliers is a renovated grade II listed property in the centre of the idyllic coastal town of Wells-next-the-Sea. The property is concealed from the street by a flint wall. It has approximately 3/4 acre of secluded garden, mainly laid to grass. It has a double garage, and a large drive with ample parking space.

It's central location makes it ideal for for business use. Until September 2003 part of the property was used to run a successful guest house. In recent years part of the property was used for a nursery school.

It includes a converted stable block, which was partly used as an ensuite room for guests, and is partly used as a workshop, but this part could be converted reasonably, as the plumbing and and a 3-phase electricity supply are fitted.

Wells-next-the-Sea is an attractive small town and port on the North Norfolk Coast, much of which is designated as being an area of outstanding natural beauty. The district is well known by ornithologists for the bird sanctuaries and nature reserves, and Wells has an excellent sandy beach together with a small sheltered and picturesque Harbour which provides ideal facilities for sailing and boating. There are good amenities in the Town, together with an Arts Centre, Library, Schools and Health Centre. Golfing is available at Brancaster, Hunstanton, Sheringham, Cromer and Fakenham.

The Property is situated in the centre of the Town, on the South side of Station Road, opposite the Post Office, hidden behind a brick and flint wall. The Quayside is only about 350 yards away and the house enjoys a full Southern aspect over its own large pleasure garden. The garden has been planned as a wildlife area and has low maintenance requirements. It is mainly laid to lawn with several established trees, a pond and a few flower beds. St Heliers is on the statutory list of buildings of architectural and historical interest and is within the Town Conservation Area.

The Residence is constructed mainly of brickwork, partly rendered and colour-washed. The roofs are mainly pan-tiled, with slates to the south slope. In 1986, when the vendors purchased the house, it was completely re-roofed, all the wood in the house was treated for woodworm and other pests, it was rewired, all the plumbing was replaced and central heating was installed. St Heliers is a spacious well-proportioned house with considerable character. It has been carefully modernised to ensure that the original features remain. The property has extensive gardens of approximately one acre, which are mostly laid to trees and lawns. There is a double garage and other outbuildings in the grounds.
The front of the house is traditionally Georgian in appearance and it faces South towards the lawns. There is a porch in the centre, with double doors opening into the
Front Hall. At either side is a door leading to a living room:

West Living Room (4.7 x 4.6 m) This room has a high ceiling with the original plaster-work cornicing and centre rose. The original wooden floor remains. It has a floor to ceiling sash window, with original shutters, which faces south. The original black and tiled fireplace is on the north wall, with a white painted wooden surround and mantel-piece.

East Living Room (4.7 x4.6 m) This room has a high ceiling with the original plaster-work cornicing and centre rose. There is a picture rail. It has a floor to ceiling sash window, which faces south and has its original shutters, The window has been replaced with a specially constructed double glazed sash window. The original wooden floor remains. On the East side there is a sash window from above the skirting board to the ceiling. This window also has its original shutters. On the north side there is a brick fireplace with a coal-effect gas fire. There is recessed shelving. Adjacent to the chimney breast, a door leads to the:

Dining-Room (4.5 x 4.0 m) This room has a lower ceiling. It has an original plate shelf around the room, and panelling. On the East wall there is a wide sash window with it?s original shutters. On the South wall there is a wood-burning stove inside a deep fireplace, with a wood surround and mantelpiece. The original wood floor remains. On the west wall a door leads to the hall.

Morning-Room (4.04 x 4.14 m) This room has it?s original fitted wooden cupboards around the room. There is an old pine wood surround and mantel piece around the chimney breast. The original wood floor remains, covered with cork tiles. There is a large sash window on the East side.

Kitchen (3.34 x 4.08 m) The kitchen has a new double-glazed window above the sink unit, looking out to the west side of the house. The original wooden door leads outside to the west. It has a large work surface in the middle of the room, with cupboards beneath. A new (November 2003) gas powered, combination central heating boiler is housed in the chimney breast, and a water softener is fitted in a cupboard.

Larder (1.34 x 3.47m) This generous storage area has a vented window facing north and has shelving on three walls.

Shower-Room (1.62 x 3.06) There is a corner shower cubicle, wc and 2 washbasins. A door leads to the outside, to the west side of the house.

Utility Room (1.98 x 3.00m) This useful room contains a sink unit and work surface, a large fitted floor to ceiling cupboard and there is a sash window facing west.

Cellar (3.33 x 4.76m) A door leads to the cellar from the rear hallway. There are brick and wood stairs leading down. A concrete floor, with damp-proofing was laid approximately five years ago. There are arched recesses for storage and a vent to the front porch.

Hallway A hallway runs from the front to the rear of the house. It has the original stone floor throughout. There is a ?green-baize? door dividing the front from the rear of the house. There is also a large wooden sliding door to separate the kitchen and morning room from the rest of the house.

Stairs Stairs lead up from the from the centre of the hallway. There a large roof-light above the stair well.

Landing The landing is spacious and is on 2 levels.

Dressing-Room (3.35 x 2.53m) This room has a floor to ceiling arched window which faces south, overlooking the garden, the parish church and the fields beyond. The window opens onto the roof of the porch. There is a loft access. This room has room for a single bed. A door leads to bedroom 1.

Bedroom 1 (4.5 x 4.1m ) This bedroom has a floor-to-ceiling sash window facing south onto the garden. On the north wall there is an original black iron fireplace. There is recessed shelving and a large walk-in wardrobe/cupboard.

Bedroom 2 (4.75 x 4.33m) There is a floor-to-ceiling new double-glazed sash window, which faces south towards the garden. On the East side, there is a skirting to ceiling sash window. There is an original black iron fireplace, and a full-length built-in cupboard.

Bedroom 3 (3.86 x 3.63m) This bedroom has an east facing sash window. It has an original black iron fireplace, and a full-length built-in cupboard.

Bedroom 4 ( 4.63 x 4.25m) There is an east facing new double-glazed window. The original black iron fireplace is on the north wall. In the north west corner there is a wash basin and vanity unit. This room has a picture rail.

Bedroom 5 (2.87 x 4.60m) This bedroom has a large sash window facing north towards Station Road. It has black iron fireplace and a wash basin with a vanity unit. There is a loft access.

Bedroom 6 (4.40 x 3.60m) This room has a sash window facing west towards Station Road. It has a 1950?s tiled fireplace, a wash basin and vanity unit. There is a picture rail.

Bathroom 1 (2.95 x 2.70m) The sash window is west facing. There is a low level wc, bath and wash basin. The walls are half-tiled. There is a loft access.

Bathroom 2 (1.70 x 3.04m) This bathroom has half-tiled walls, a low level wc, bath and wash basin. There is a cold water tank in the roof space above the wc.

Loft The timbers are the work of craftsmen and are in excellent condition. It has a thick layer of fibre glass insulation.

Outside Double wrought-iron gates provide vehicular access from the street to the East side of the house, leading to a detached double garage.

Workshop (2.94 x 7.50m ) At the North of the house, of brick and tiled construction with a solid floor. It contains the electricity meter and 3-phase meter.

Annexe (2.80 x 5.28m) Attached to the workshop, of brick and and tiled construction with a solid floor. The walls are lined with Thermoblocks and the ceiling is lined with fibre glass.
There are casement windows and a door along the South side. Behind the door there is a built-in wardrobe, with a separate cupboard containing the water heater. A pine door leads into a :
