This is a lovely and spacious (much larger than average) 1920's semi detached house located 10/15 minutes from Blackheath mainline station with easy access to London's Victoria or Charing Cross stations with a journey time of 15/20 minutes. Historic Greenwich and the Docklands Light Railway, and Greenwich park, the Royal Observatory and Cutty Sark, are all within easy reach of the property. Watch next year's London Marathon "live". There are doctors and schools and a hospital with A & E within walking distance. Blackheath Village has a vast assortment of character restaurants of all nationalities, together with many bars, bistros, and speciality shops. This is the place to be seen out and about, especially in the summer months when the Heath is thronged with people enjoying a quiet drink and the evening air. There is quick and easy access to the Channel Tunnel, the Port of Dover and the south coast resorts, all of which are but 45 minutes away along the M2 and A2.

The present owners are the first since the property was bought in the 1920's. The original owner living until his late nineties.

The front of the property faces north, and has an attached garage with a white electrically operated up and over door. The front drive is of printed red brick effect concrete which requires no maintenance, and can accommodate 3/4 vehicles with ease, as well as the garage accommodation. Vehicles are secure, as the drive is surrounded by a metre high brick wall, with 2 metre piers supporting black iron railings with gold effect spears, and the entrance is by way of lockable double ornate iron gates. At night the front of the property is lit by two lights either side of the garage and a lovely black traditional lamp post on the driveway.

The exterior of the property is finished in white with black guttering and down pipes. There is a large black and white porch with sloping red tiled roof which gives access to the front entrance door. The dining room is at the front of the property and has a bay window consisting of seven individual panes with leaded lights above. The master bedroom is also at the front of the property and has a window of equal proportions, separated from the dining room window by red hanging tiles. The smallest bedroom is also at the front of the property and has a lovely orial window.

The rear of the property faces south, and there is a secluded well designed and low maintenance mature garden which is not overlooked by other properties. From the rear of the property there is a large paved patio area which is surrounded by palms and other exotics giving a mediterranian feel, leading to a lawned area, and then on to a stone raised area with floodlit statue, and a screen of clipped and shaped trees to the rear. Beyond that is yet another area which is secluded and private and forms a shrubbery. The garden is over 120 feet long and is meant to be lived in during summer and on those warm summer nights. There is ample outside mains lighting, and on the patio area there are two white lamp posts with three lights on each. There are two outside water taps. One to the rear and one to the side.

To the side of the property there is a garden shed and a greenhouse, standing on concrete both with an electrical supply.

The porch has a quarry tile floor and leaded lights and is wide enough to cover the front door and a side window. It leads to the original heavy front door painted white which leads into the entrance hall with new fitted maroon carpet, radiator, below stairs access to meters and storage. The hall is three quarter wood panelled which is painted in matt light grey heritage paint. The staircase starts part way along the hall which is wider than average with enough room for a piece of furniture such as a cabinet, bureux or settee. The staircase has two landings and turns back over the hall. On the top landing there is a large leaded light window to the side and over the garage. This has sliding secondary glazing. There is a small gallery overlooking the stairs from the first floor. The hall proper has two wall lights in the wood panelling and a glass chandelier, with a hidden light over the panelling in a recess at the side of the under stairs door and between it and the kitchen door. The hall carpet continues up the stairs and along the upstairs hall.

On the ground floor and accessed from the hall is the dining room with its original polished walnut and tile fireplace, which has a coal effect fire grate and coals which is fuelled by gas. There is a radiator under and along the window. The carpet is a light mushroom colour. There are three wall lights and a central glass chandelier, Italian Bar, and built in book case in dark wood. This is a charming and cosy room although big enough for a three piece suite as well as a dining table and chairs. There is a cable tv connection in this room if required.

Also accessed from the hall is the second ground floor (living) room which is half wood panelled (in grey), and has an exposed brick fireplace with a log basket in black iron which again is fuelled by gas. There is also a radiator. There are two Italian wall lights which match a central Italian wrought iron and wood light fitting. This room has conections for satellite and free to air tv as well as cable tv. The fitted carpet is in plain green and extends to the conservatory which has two solid walls and which is also fully fitted. Two French doors lead to the patio and garden. There are also six opening windows and eight power points. A radiator provides extra warmth during winter. There are four double wall lights with independent switching, and switching for the garden lighting.

All rooms have telephone points and at present there are three lines to the property.

At the end of the hall is the pullman kitchen with ample storage and wall units with under cabinet lighting as well as lighting in the display cabinet. There is a built in dish washer and enough room for an american style fridge and freezer and double cooker or Aga. Over the sink and double drainer is a large frosted glass double glazed window with roller blind which overlooks the greenhouse at the side of the property. At the side of the sink unit is a lovely exposed brick pier supporting an original wooden beam. The kitchen also houses the gas fired boiler for the central heating system, and there is one radiator.

At the rear of the kitchen is the utility room with "plumbed in" automatic washing machine and tumble drier with a built in surface above both machines, and also a storage cupboard. Also in this room is the entrance to the downstairs toilet which has a radiator. Both rooms have tiled floors and the utility room has half tiled walls. There is access to the patio and garden from this room also, through a metal and glass double glazed door.

On the first floor is the modern italianate bathroom with a separate toilet with a low flush suite. The bathroom has a tiled floor and fully tiled walls up to the ceiling, and contains a bath with gold effect taps etc, and a built in shower with automatic thermostat and shower screen. There is a wash hand basin with central mixer taps with an ornate mirror above and two built in lights, and also a bidet. There is a flush to ceiling central light. This room also contains a radiator. The room has two opening windows and faces south. All sanitary ware is in white.

The rear bedroom is a double room which faces south over the rear garden, and contains two double built in wardrobes and a radiator. There is ample space for other bedroom furniture if desired. There are two ceiling lights with separate switching.

The master bedroom is at the front of the property and is of equal size to the downstairs dining room. This room still has its working fireplace, and has one original built in wardrobe together with two creme Schreiber double built in wardrobes with ornamental shelving and one mirrored unit. The complete length of the bay window is fitted with creme Schreiber drawer units together with a knee hole dressing unit and vanity mirror. There is a radiator, and the room is fully fitted with a plain mushroom coloured carpet.

The smallest of the bedrooms is also at the front of the property and has the orial window. Although this is the smallest bedroom, it has room for a single bed, radiator, wardrobe and table. A great room for a son or daughter to make their own special place.

All curtains and carpets, light fittings, together with dish washer, washing machine, tumble drier, american fridge freezer and gas cooker will remain, as will all fixtures and fitting apart from the Italian Bar, although this could be negotiated. The property will be ready to move into immediately, on vacation by the present owners.

There is room for a loft extension of a bathroom and two further bedrooms, and the local authority have granted planning permission to several properties close by. The present loft space has electricity and lighting and is partly boarded. There is a pull down telescopic aluminium ladder for access through the loft hatch on the first floor landing. Although the central heating, water, and fires are fuelled by gas, there is a separate electric immersion heater for water, for use during the summer if required. All water tanks, heating pump and immersion heater are in the loft to save space below, and the immersion is switchable from the top floor landing.
