Context of overall design character - Local Setting
(Refer to Appendix 1) The proposed development sits on the southeastern Suburbs of Clady Village and is within ?Development Limits?. It is accessed via the Bellspark Road, adjacent to the local St Columba?s Primary School. The general character of the area is most notably housing development taking place on the opposite side of Bellspark Road, from this site. The Primary School is well screened from Bellspark Road by mature boundary planting (refer to Photograph no. 1)
The site is currently used for agricultural purposes and is bounded by hedgerows. The site is ?L? shaped on plan wrapping around the existing school site and sharing a boundary with a Public Housing development on its northwest boundary
The natural contours of this site are quite gentle, rising a maximum of 5m over its length. There is an open Watercourse to the southeast boundary, which is culverted where it meets the Bellspark Road. The Village is quite small and is a mixture of development of various periods, much of which is Public Housing of little notable character. The original terraced semi-chalet cottages offer a more characteristic flavour of the village, and this is prevalent in the surrounding countryside

Details of landscaping are currently being prepared by our Landscape Architects, including a management plan, and will be forwarded shortly.
Vehicular/Pedestrain access
A new vehicular / pedestrian entrance will be formed off the Bellspark Road in order to satisfy visibility requirements. A new public footpath will be constructed from the existing ones at St Columba?s Primary School so as to finish at the development boundary limit. A rendered block-built boundary wall will protect the visibility splays and demarcate this development. The main trunk of the access road will be provided as a tree-lined avenue. Road branches will be shared surfaces and be differentiated form the main road by a change in colour and texture. The Road Design will incorporate traffic calming measures. Adequate turning facilities will be incorporated for public utility vehicles and fuel deliveries. Public car parking has been inter-dispersed throughout the site in order to provide a degree of overlooking aspect from the dwellings. Gradients throughout the site are suitable for wheelchair users and therefore encourage those living within the development to walk or cycle rather than feeling the need to use a motorcar.
