THE PROPERTY

Old Chapel House was converted from a mid 19th Century chapel. The Chapel itself forms the Drawing room of the property, the remainder of the property being accommodated within the attached wing, which was added in the late 1970?s. This was an architect design and build construction which won an award from the Civic Trust for it?s imaginative design. It's report states ' The success and charm of this scheme lies in the skilful way that a chapel has been incorporated into a new house, unimpaired by the extensions. The designers have fully respected the chapel's essential features retaining the porch, doors, windows, front wall and hedge. By sympathetic use of compatible materials and colour the new house, whilst having its own distinct character, harmonises with the chapel'. Great emphasis was placed on privacy. In recent years both the chapel and wing have undergone further improvements and alterations to bring them up to date whilst still remaining sympathetic to the original design. Although the new and old build are quite different from each other the accommodation flows imperceptibly from the old to the new.
The Chapel is constructed of rendered stone under a slate roof and retains many of its characteristic features. The single story wing is constructed of insulated fair faced block walls under a reclaimed Welsh slate roof to match that of the Chapel. These rooms have large double glazed picture windows providing great vistas over the private gardens.
The property has been maintained to a high standard both inside and out, is light and airy and in excellent decorative order.


MAIN ENTRANCE
This is via a canopied porch with quarry tiled floor and three downlighters under canopy. An individually designed front door with two arched and etched windows lead into the -

The kitchen is well fitted with a beamed ceiling and a range of cream coloured hand painted units with porcelain handles, dark green wood trimmed laminated work surfaces and matching solid wood turned pilasters either side of the range cooker. These units also incorporate a large fridge/freezer. In addition there is a further solid woodwork top with fitted cupboards and drawers beneath. Four downlighters illuminate this surface & the four archways above open into the Dining Room.
The Hotpoint range cooker has five calor gas rings, two electric grills and two electric ovens, one of which is fan assisted.
An AEG twin extractor fan with light is incorporated into the individually designed canopy and extracts to the outside. There are two additional concealed lights either side of the canopy. There is plumbing for a dishwasher. The two and a half bowl ceramic sink unit is in front of the window, inset to the worktop and fitted with a chrome swan neck mixer tap. The kitchen is fitted with co-ordinating wall tiles to sink and cooker areas. The kitchen leads on to a short passageway leading to the Dining Room in one direction and to the Drawing Room via a multi paned bevelled glass door in the other.

PASSAGEWAY
This has a small window overlooking front garden and has a range of wall cupboards with four doors with inset arched and leaded mirrors. A single panel radiator is fitted below.

DINING ROOM
Dimensions previously detailed include the kitchen and passageway areas. This room also doubles up as another sitting room. This room has a beamed ceiling arranged in a distinctive design. The architect-designed fireplace incorporates a large cast iron basket resting on firedogs with a superb cast iron fireback. The fireplace was designed to burn logs and/or coal but has since been cleverly converted to be gas fired providing a great effect. However, it can easily be returned to its original specification.
The chapel has great acoustics for music lovers, both to perform and listen and incorporates the necessary concealed wiring. Other additional features are an arched recess display area with fitted cupboard underneath; dado rails; two concealed radiators behind metal pierced screens set in solid wood surrounds; a double glazed inner door set in a decorative wood surround leading to the door to the front garden via the Chapel side entrance. The glass door has an illuminated painted glass design incorporated into it.

PRINCIPLE BEDROOM 1
Approx 5.69m x 3.91m (18?8? x 12?10?) overall.
The sloped beamed ceiling rises to 3.8m(12?10?) at its highest point.
Large triple aspect splayed picture windows provide vistas over the main gardens. A fully glazed door leads onto a shallow veranda leading into the garden itself. There are fitted twin double wardrobes with four arched mirrored doors, shelves and hanging space and a further decorative open shelving unit. There are two fitted wall lights and a Fantasia five blade ceiling fan over the sleeping area.
