The location is peaceful with a lovely outlook across a green with cherry trees and attractive flower beds.

Ground Floor:

Vestibule and Hall - A beautiful entrance to a solid and elegant house. The solid stone stairs to the first floor are at the far end of the hall and are graced by the original Victorian bannister rail and cast iron decorative supports. The flooring is slate, thereis a large walk in pantry, 5 double sockets, a TV point and access door to the scullery where there is plumbing for the washing machine and a further socket. There is also a clothes airer, and some unusual features such as a wall lined with wine corks an attractive plate rack and a panneled ceiling with sunk in lighting. The wall mounted central heating boiler is also in the kitchen again concealed within a cupboard. The boiler is two years old.

WC/Cloakroom. The cloakroom leads off the hall into the spacious downstairs toilet with wash hand basin.

First Floor:

Landing - The Landing is spacious and light over looking the large sash window at the turn of the stairs.

Bedroom 1 Dimensions: 18'7" x 14'10" - A lovely large light airy room with two sash windows, two radiators, two built in cupboards with light up display tops and an intersting 'Art-Nouveau fireplace. The Ceiling is corniced and there are wall lights as well as the central light

Bedroom 3 Dimensions: 15'3" x 13' - Both bedroom 3 & 4 are similar in layout. Both have two built in cupboards and one sash window. Our daughters room (shown) is a great 'girlie' room decorated in pink and lilacs. Our Sons room is in black & White (largely white with black trims)

Boxroom Dimensions: 15'3" x 5' -The Boxroom is shelved on both long sides and also has large deep drawers. We use the shelving for storing books and packing materials. Access to the loft which is fully insulated and partly boarded is from here

Bathroom Dimensions: 15'3" x 5' -The bathroom is long and thin and contains an Avocado suite, heated towel rail, shower over the bath, toilet, wash basin, wall mirrors and shaver point. It is functional and clean but is one area that could do with updating we just haven't had the time!

Externally:

The Gardens: Dimensions: 80' x 50'

The back garden is completely enclosed with 8' high stone walls and is packed with interesting plants. The design dates back to the early twentieth century and is laid out with gravel paths and two lawns. The top lawn is diamond shaped and the one nearer the house rectangular with washing lines. Against the bottom wall is a lean-to Greenhouse with 3 mature grape vines and a Passion flower.

The Garage
Dimensions: 9' x 30' + Small Room at the back 9' x 12'

The garage is entered from the front by an 'up and over' door to the side of the house or from the garden through a standard wooden door. It has two double sockets in the 'workshop' area and two more in the room at the Aviary end. It also has two electric lights and a sensor Halogen light fitted above the main door. The Workshop area has some worktop and old kitchen units to house tools etc.

The Old Bookshelf was started in 2000 to meet a perceived need locally for a quality mixed stock bookshop alongside an internet business.

Year on year increases in all aspects of the trade have led to a steady expansion in stock and custom both on the internet and the high street. We stock new, remaindered, second hand and antiquarian books with prices between £1.99 and £300.00 we have sold books up to £3500 but they don't come our way that often!

A statement of account will be made available to serious enquirers but turnover is presently around £100,000 pa and thanks to the internet the sky really is the the limit. We presently take £300-£400 a week as drawings (wages) plus an allowance we save for the annual tax bill. The business also pays for our car as we run a Peuguot Partner Combi, ideal for collecting books.

The Old Bookshelf is not difficult to run, cataloguing is done with the click of a barcode scanner and pricing relates to market demand and so is not difficult to sort out. We are VAT registered and as such are net recievers as books are zero rated so we don't actually pay VAT. We are happy to offer advice on all aspects of running the business to the successful buyers.
