This is a deceptively large 1840s cottage. Having obtained a copy of the documents relating to the property, it appears that it was built as two farmers' cottages that were at some time in the very distant past joined together. Some evidence of this can be seen in the rear roof where the Norfolk pan tiles are distinctly different in colour. The current occupants have been in residence for 15 years and have over that time undertaken sympathetic modernisation of the property. This has included a new kitchen with solid pine units and built in white goods some 5 years ago - and last year a completely new bathroom. The property has had a recent (July 07) full structural survey which is available to anyone viewing! The property will be available with immediate occupancy

The construction is of Norfolk flint and brick, with the walls being a solid 18 inches thick. Evidence of this can be seen in the wall of the dinning room. The outside has recently been rendered and has had regular maintenance of weather protection paint. The whole property is double glazed in UPVC – which has been chosen to match the original windows. The house also benefits from complete central heating which on the ground floor is unobtrusive skirting radiators, with standard radiators upstairs to all rooms. The bathroom also has heated towel rails as well as radiators. In addition to the central heating, there is an open wood burning fire in the living room which is regularly swept as it is a joy to use during the winter season.

All downstairs rooms have exposed beams including lintels over doors and windows.

There is a downstairs cloakroom with washbasin and a large (27') kitchen dinner extending the width of the house.

Two of the bedrooms are large doubles and two are smaller singles, but of good usable size. There is a large airing cupboard on the landing, next to which is a separate toilet and washbasin – also newly fitted. Most rooms have recently been redecorated. The whole of the downstairs has been re carpeted in Berber carpet and the stairs and landing have been re carpeted in natural look carpet.

Separate Annexe:

In addition there is also a substantial annexe built on what was the rear of the house – which was originally built for the previous owners' mother. This was a totally separate dwelling, which has now been incorporated into the main house. Within this there is a large bedroom, lounge, kitchen, bathroom and entrance porch. With the internal access through from the kitchen, the bedroom is currently utilised as a study/library. Once again all areas have full central heating and UPVC double glazing. The entrance from the main house allows for the annexe to be returned to a separate dwelling should this be desired – or the utilisation of the annex to provide for another two bedrooms.

Outside at the front there is an electronic opening farm gate – that has remote operation from within your car, with remotes for three vehicles. This opens up on to a pea shingled drive and parking area with hard standing for 3 cars. Down the side of the house the drive continues on to the separate garage – providing standing for a further 4 cars/caravan etc. Beyond this is a large lawned area shown in the photos, leading to a path that continues into a substantial separate orchard through a farm gate. The end of the orchard overlooks farm fileds.

The garage was rebuilt shortly after the current owners acquired the property and incorporates a separate workshop. Within the garage, there is a full standing height covered car pit, and a gantry overhead with sliding block and tackle. The garage block has a total length of 43 feet and width of 12 feet. This space includes the dedicated double glazed heated workshop of 18 feet by 12 feet.

The property is supplied with three phase electricity, with one phase dedicated to the garage/workshop. There is also at present two phone lines into the property, both broadband capable and one broadband enabled at a current download speed of 3.5 Mb. The house if fully cable networked. The house is supplied with mains gas and water but has its own septic tank for waste water, which enables a large reduction in water rates. The property was completely rewired some 15 years ago by a local company that is still in the town and all plumbing is to current specification.

The property is adjacent to a main bus route into Norwich which takes approx' 15-20 mins – or alternatively there is a park and ride some 4 miles towards Norwich - which is 9 miles from the house. In the opposite direction towards Wymondham there is a major supermarket and petrol station one mile away. Another mile further towards Wymondham is a highly rated High School with sixth form. There is also a main line connection to Cambridge/London

In Summary this is a 5 bed property with annex, standing on approx' 3/4 of an acre grounds surrounded by fields on three sides and one house on a large plot next door. There are extensive cultivated gardens, with many mature trees and a separate orchard with apple and pear trees. It is is excellent condition and whilst being rural is still within one mile of major shops and schools. It is available without a chain as the owners are emigrating.
