The house would make a delightful home for a young couple or small family who appreciate Victorian charm in a leafy backwater of Royal Leamington Spa, yet only six minutes walk from the town centre, The Parade and Jephson Gardens.
It is a very peaceful spot, the road at the front of the house being pedestrianised and set with flowering shrubs and cherry blossom trees. There is parking a few houses along the road and private parking for residents in a car park at the rear.
Unlike many houses of its time this property is not overlooked, but has the benefit of a leafy and open aspect overlooking a large expanse of parkland backing onto the Grand Union Canal. The park is reached via a tongue and groove latch key gate at the end of the cottage garden.
History
Originally built as a railway man's cottage in 1888 for an inspector working on the Great Western Railway in Leamington Spa. I am only the third owner since this date. The house has an interesting history especially during the Second World War. During one of the air raids it survived an exploding Nazi bomb, part of which embedded itself in the bedroom door, where it remains still visible to this day.
Original Features
My house has been carefully and tastefully modernised to keep the original Victorian character while making the house a bright and comfortable home to live in.
Many original features bring great character to the property including: Victorian fireplaces in the bedrooms and art deco style fireplaces in the dining room and lounge. Many of the rooms have the original oak sash windows, all doors and skirting boards are also original. There are original built in cupboards and a bespoke oak cabinet made especially for the railway inspector whose first home it was in the late 1880's.
Porch
The cottage style front door is framed by a semi-circular Victorian porch leading through into the reception hall.
Reception Hall
With central heating radiator, Honeywell central heating thermostat, hard wired mains /battery smoke detector, two wall lights and twin electric socket. There are original Victorian skirting boards and doors leading to the lounge and dining room and stairs leading to the first floor.
Lounge

The lounge has a pretty original Victorian bay window making for a very light room and the art deco fireplace, in perfect condition, is in full working order for open fires. Original built in cupboards frame the fireplace to the left. Either side of the chimney breast are floor to ceiling shelves. There is a central heating radiator, two, twin electric sockets, central ceiling light and plaster coving to the ceiling.
Dining Room

In the dining room the original sash window looks onto the cottage garden. Original floor to ceiling Victorian cupboards frame the right hand side of the art deco style fireplace in which is set a period style living flame gas fire.
There is a central heating radiator, two, twin electric sockets, central ceiling light, television aerial point, telephone connection and hard wired mains/battery smoke detector. The skirting boards are original as are the Victorian doors, one of which leads through into the kitchen.
Kitchen
2.77m (9'1”) x 1.78m (5'10”)
The kitchen still has its very useful sized Victorian pantry with separate entrance off the kitchen. The kitchen, though small, has been tastefully modernised with discreet halogen lighting, white, cottage style kitchen units, comprising base units, 3 drawer unit and wall units. There is a stainless sink with rinse facility and chrome mixer taps. The Glow Worm Fuelsaver 2 central heating boiler is mounted on the end wall. There is a Potterton digital central heating controller, electric cooker point, three, twin electric sockets and plumbing for washing machine. The kitchen still has its original Victorian latch key tongue and groove cottage doors one of which leads out into the garden.
Staircase to first floor landing
There is a central ceiling light, hard wired mains/battery smoke detector and original Victorian doors leading off to the bathroom and bedrooms. All skirting boards are original as is the bespoke inspector's oak cabinet mounted on the wall.
Front Bedroom
4.04m (13'3”) x 3.43m (11'3”)
At the front, across the whole width of the house, is a light and airy large double bedroom. The bedroom door, with original brass furniture, is Victorian as are the skirting boards. There is a central ceiling light, two, twin electric sockets, television point and shelving to the left of the chimney breast. In the fireplace is the original Victorian black cast iron fire surround and grate.
Rear Bedroom

The rear bedroom is a medium sized double with tree-lined views overlooking the garden and park beyond.
It is in this room slept a young boy during the night of the Second World War blitz. Peter Griffin lives today to tell the tale, but the piece of Nazi bomb embedded in the back of the door is a timely reminder of that night and the freedom we have enjoyed ever since.

The first floor, spacious bathroom has been tastefully modernised with a white 3-piece suite in a Victorian style and full height tiling to two walls. The bath is solid cast iron with white enamel. The bathroom door is the original Victorian with brass furniture.
There is a central heating radiator and discreet modern halogen lighting and new electric shower have been fitted. There are two large airing/storage cupboards in the bathroom, one of which contains the hot and cold water cylinders.
Outside

There is parking a few houses along the road and private parking for residents in a car park at the rear. There are two original brick outbuildings and a timber garden shed in the cottage garden.
The garden is set with a mixture of flowering shrubs, holly, bamboo, poppy, forget-me-not, mint, daffodil and iris. At the centre of the garden is a very sweet dessert apple tree.

General

Cool in summer, but warm in winter the house is cosy and warms up quickly.
The property is freehold and all mains services are connected. Mains water is not on a water meter. The council tax banding is ‘B'. All measurements are approximate and for guidance only.
