A unique 8/9 bedroom former farmhouse of Tudor origins with modern facilities and immense character.
Situation
This spacious character property is located within the urban area of a County Town, rather than, like so many of its type, being at the end of a country lane. Having been located within its own farmland for several centuries, the farmhouse has become an oasis of “Old England” as the town has developed, expanding over the surrounding land. The house, which is listed grade 2, is 1.5 miles from the centre of Taunton, and a similar distance from the railway station from where through train services run to London, Bristol, the Midlands, the North, and Scotland, as well as to Devon and Cornwall. The house is also well situated for the M5 Motorway, being around 5 miles from J25 and 7 miles from J26.
Taunton School and the Somerset Nuffield Hospital are both within easy walking distance. Somerset College and Taunton & Somerset (Musgrove Park) Hospital can be easily reached by car without the need to drive through the town centre.
The farmhouse currently operates as a busy and profitable Bed and Breakfast/Guest House. Further information on the business aspects can be found on the website detailed below.
Subject to planning consents, the house would be well suited for conversion back to a residence for one or more families, or to a variety of other business or professional uses. The premises include a huge brick and stone outbuilding (formerly an agricultural barn) of around 1300 sq.ft (120 sq.m) ground floor area offering the potential for business or residential conversion.
The house is situated in grounds of approximately 0.7 acres, which include an area where there is the potential to construct a detached dwelling with access via the main driveway.
The Property
The house is exceptionally spacious, providing many well proportioned rooms with an abundance of character, part of which is believed to date from Tudor times. The interior has been modernised to provide facilities appropriate to today’s needs, yet this has been done retaining much of the original character and many noteworthy features. As would be expected of a property which has evolved over several centuries, there is a variety of constructional styles and materials. Much of the house is in stone and brick, in part rendered and colourwashed. An extension constructed in 1997 is of modern block construction, finished to match the older areas. The whole property is roofed in clay double roman tiles, the majority of the roof having been overhauled in the last ten years.
