Stone built countryside property with four bedrooms set in 10 Acres of rough grazing land suitable for equestrian use. Stabling for 4/6 horses, Kennels, large barn, workshop, numerous out-buildings.

The house which is constructed from stone was originally built about 1750 AD. The property is of substantial construction and was added to an original building which goes back to 1610AD.

This earlier building (which is attached to the main property) was re-built within the last 3 years to DEFRA specification and restored to its former state. Currently the building is used to provide a Gym and office on the first floor whilst the ground floor houses a Tack / Feed room and separate kenneling. The exterior is fully finished but the interior is partly finished and when fully complete could provide additional accommodation.

There is an entrance from this building to the main house both on the ground and first floor.

The main house was re-roofed and the roof timbers reinforced within the last 10 years to a standard approved by the Cumbria County Council's Architects Department. The front and rear projections were also re-felted and all roof and chimney flashings replaced. The conservatory to the front of the building was also re-roofed together with an adjacent building which is currently being used as kennels.

The property is fully damp-proofed and rewired throughout with a new floor to the rear of the house and the chimney was lined. A new oil fired central heating boiler was installed in October 2006 which provides economical heating to the property. A wood burning stove in the main lounge provides ample heating.

FROM the yard.

Kennels. 3.69M x 5.02M Through stable door into good-sized outbuilding presently set up as kennels with kennel panneling. The floor has a central gully for drainage and has lighting and ewater.

Additional Information

Land.

The property is surrounded on three sides by its own land. There is a shared access drive to the property from the main road through fields owned by a local farmer and only used by him for access to a barn and livestock (sheep) in the fields. There have never been any access disputes or issues with the current or previous owners of the land above the property.

The gardens are situated in the front and rear of the property and include a lawned area with mature shrubs and a small pond. There are concrete steps and pathways around the sides and ends of the barns. The land is divided into two fields which slope down to the main Alston to Nenthead road at the bottom of the hill. The land is bordered by stonewalls and fencing.

There are two rights of way across the property. The first one runs to the rear of the property past the stables and the second, (which we have never seen used in over 18 years) runs from the main road up the deviding wall between the two fields.

We have just been advised by Cumbria County Council that following a public footpath survey, they have found that two styles have been installed in the wrong position on our property and that they will be moved which will move the right of way further away from the property.

There is a private water supply and the tank is situated in a neighbouring field adjoining the property to which there is a right of access. The water supply only serves this property. Upkeep of the access road is jointly maintained and has just been re-surfaced.

The property is served by Septic Tank drainage.

The property is approximately 3 miles from Alston and approximately 2 miles from Nenthead, which is mainly a small residential area supporting a local public house, church and Infants school. The property is located in the Eden Valley which is an area of outstanding natural beauty. There is also a children's play area. The local schools at Alston providing education from the ages of 4 - 16 years. Alston also provides banking services, a dentist, a cottage hospital (with A & E services), doctor's surgery, fire station and police station. There are also an abundance of local shops in Alston providing for most everyday needs.

Directions

From Alston proceed up Main Street (cobbled road) to the top, turning left in front of the Police Station. Continue on the A689 towards Nenthead. After approximately Two and a half miles you win pass the Neanthall Hotel (On the left). Take the first turning left after the Hotel, go up the hifi, following the road around the right hand corner. Pass two properties on the left and High Nentsberry will be found approximately 250 metres further up the hill on the right hand side. Proceed through gate with red letter box just inside the gate and go down farm track to the property.
