Occupying a tucked away elevated position this cottage is situated in the popular village of Meltham, Holmfirth. The house was originally built in 1875 as one residence but has since been converted into two seperate properties.
The property really has lots of charm and traditional features. Exposed stone work, beamed ceilings and a feature inglenook fireplace, my favourite has to be the stone mullioned windows found throughout the property.
The living room is 4.56m x 4.11m/15'0" x 13'6". Having beamed ceilings, exposed stonework and inglenook fireplace this really is a lovely relaxing room. As you will see from the photo's there is more than enough room for two sofas and occasional furniture. There are fabulous views into the garden, over to the village church and then the hills beyond.
The kitchen is 3.54m x 1.92m/11'7" x 6'4". Compact and functional the kitchen was designed and fitted in 2006, with traditional oak units, integrated appliances and natural stone tiling the decor is in keeping with the age and character of the cottage.
Bedroom 1 again has fabulous views across the village together with stone mullion double glazed windows. Its dimensions are 3.34m x 2.61m/10'11" x 8'7" making it a comfortable double bedroom.
Bedroom 2 is 2.75m x 2.54m/9'0" x 8'4" making it slightly smaller. It can still fit in a double bed but would be more suited to a single, as you will see from the photos I use it purely as a dressing room.
Within the property there is a vaulted cellar with lighting. We have just had this area converted (Mar 09) into an office to give more living space.
The bathroom has just has a refit (March 09) and now consists of a white suite (beautiful slipper bath) and a walk in shower area.

There is a surprisingly large garden area for a cottage property, there is a raised patio area with a stone built barbeque, bedding areas, a lawned section containing very mature trees and also a useful outside storage building.
Overall, the house is in a good state of repair with recent decoration downstairs. Viewing of the property is essential in order to appreciate the warmth and character of the house - Hopefully someone will love it as much as I do!
