Overview
A light and comfortable 3-bedroom townhouse, with off-street parking, garage and a garden. Flodden Road is on the border between Lambeth and Southwark (our side of the road belongs to Lambeth), between Camberwell New Road and Myatts Fields Park. From the house it's about 200 yards to the nearest bus stop towards central London, 0.7mile (1,100metres) to Oval Tube. A couple of supermarkets and several schools are nearby. Kids' playground on Myatts Fields is being rebuilt, like the park itself, with Lottery funding. House was built in the 1970s, sold to private owners since the start. We're told the house was built as part of a scheme overseen by former Prime Minister John Major when he was leading Lambeth Council's Housing Committee.
Room-by-room
As you enter, the kitchen/dining room is in front at the end of a short corridor. The stairs up and the downstairs toilets also open from that corridor. There is a large storage area under the stairs. The kitchen/dining room has wooden floorboards (Timberland) and wooden units and a big sink (all from Habitat, so you can add to what is there if you wish). A big double-glazed patio door opens to the garden, which has a paved area about 2.4 metre deep.
On the half-landing towards the first floor, 2 large cupboards, including one with plumbing for a washing machine.
On the first floor: the reception room overlooks the garden. Large windows (double-glazed, like all windows in the house) and stripped floorboards. TV aerial, phone socket. The bedroom opens towards the front of the house (East-facing), large windows, stripped floorboards. As we use that room as an office, it has cabling for a separate phone line and high-speed internet.
On the half-landing towards the second floor: more storage cupboards, an airing cabinet and water tanks.
On the second floor: one bedroom opens towards the front of the house (stripped floorboards, phone socket, built-in wardrobe. That room has an additional layer of secondary glazing. Third bedroom, at the back, same floorboards. The bathroom is next, with a large double-ended bath, a powerful shower (pump hidden in the storage space on the half-landing), modern washbasin on wooden stand, toilets, etc. Bathroom was redone last year and equipment is still under warranty.
Outside
The garage fits a medium-sized car (we use it for bicycles and lots more, as the car sits on the driveway). A small storage area next to the front door can be used to hold recycling stuff, etc. The garden has a paved area, grass and shrubs, bamboos, etc. A compost box is hidden at the back. The house has a flat roof, redone in September 2007 (with a 15-year warranty).
