General Information
The property is located in a cul-de-sac of similar properties on two floors, each with their own front door. The other residents are mainly either first time buyers or retired professionals so it is a quiet development.
The property is leasehold and has an annual ground rent of approximately £150 which covers buildings insurance and maintenance. There are communal garden areas with shrubs and flowers. These are tended to by the Management Company, the directors of which are also property owners within this development.
It is in easy walking distance (approx 20 mins) of the town centre and the University of Huddersfield and is also on a regular bus route. All of these are within a 10 min walk.
None of the rooms are overlooked. Both the living room and bedroom are south facing and look out onto an embankment. Beyond the hedge is the bowling green. The kitchen looks out onto the rear car park.
There is an outside light at the front door. The door is under a sheltered area so is less prone to weathering. Windows are sealed unit double glazed with solid wood frames. Outside there is room for flower pots to create a small garden area if required, as seen in pictures.
The property is approximately 18 years old. I have lived happily lived here for 8 years. There have been two previous owners and to my knowledge the property has never been rented out.
The property can be moved into without the need to decorate, carpet or renovate until required.

Entrance Hall & Stairs

A single radiator is situated under the window so doesnt take up wall space. There is a telephone point in the living room. Currently the property has wiring for Virgin Media who provide a telephone, television and internet package. There is also wiring for a BT line from previous owners. There is a main light in the centre of the ceiling which has a halogen light fitting to match the others in the property. There are three double plug sockets.
Kitchen
910 x 83. A newly renovated kitchen leads from the living room, which maximises storage space with ceiling high fully fitted Ikea units across three walls. Again these can be easily adapted to suit taste by purchasing doors and fittings of your choice. There is a free standing electric cooker with gas hob and a cooker hood with light. This is to be included in sale. There is also a fridge, washing machine, slim-line dishwasher and a tumble dryer. These are to be included in sale unless buyer specifies they do not want them. Within the kitchen there is also a breakfast bench area with two chairs which are also included.
I opted to remove the adjoining door to create a more open plan effect. However the door frame is still in place if you wished to replace it. There is a double window with a double radiator situated underneath. The floor is laminate for easy cleaning. There is also a halogen light fitting. There are two single and three double plug sockets, including the cooker switch.
Bedroom
126 x 100. A spacious bedroom, again maximises storage space with 3.5 double Ikea wardrobes along one wall. These will be included in sale. As before, they can be easily adapted to suit taste by purchasing alternative fittings. There is a triple double glazed window with a single radiator underneath. There is a telephone point in the bedroom and also a halogen light fitting. There are two double plug sockets.
Bathroom
83 x 70. A generously sized and recently renovated bathroom contains a white suite comprising of a bath, hand basin and toilet, part tiled with large white tiles. There is an electric shower over the bath. Cupboards are fixed to the wall on either side of the toilet and above the basin. All fixtures and fittings are to be included in the sale.
The light is linked up to an extractor fan to meet with legal requirements. There is also a small double radiator.
Loft Space
The loft can be accessed from the landing area and is fully bordered out with fixed boarding running the length of the property. This provides ample storage space. The loft is fitted with a fixed sliding ladder enabling easy access and houses a combination boiler. This was installed in 2001 with the gas fired central heating by British Gas and has been serviced annually by the same.
Outside
The property has an allocated off street parking space in the rear car park but in reality people choose their own slots and there is ample space for everyone as not all residents have cars.
