Bedroom One 13 x 12'2 - measured to the front of the huge built in wardrobes so a lovely size, floor to ceiling window to the garden

Bedroom Two 12.2 x 10.6 again to the front of the built in wardrobes and large window to the garden. The wardrobes for these two rooms run along the same wall offering complete sound proofing between the two main bedrooms.

Bedroom Three 10'8 x 9'4 we are using this as a study but it easily fits a double bed, faces the side garden.

Two Bathrooms - one with an extra large shower - 90cm x 90cm, one with a bath that has a shower above which also makes this flat ideal for sharers or families.

Lots of parking, 960 years left on the lease and a reasonable service charge of around £1300 per year which as mentioned before covers a lot of services as well as insurance and ground rent.

Built in the 1960's so also has good sound proofing between the flats with concrete ceilings and wooden floor board and a working lift which makes moving in a lot easier - and is great for the larger supermarket shops. The lift runs from the car park/ basement though to the top level - so you have a flat access if needed for a wheel chair or large piece of furniture.

We bought this flat for its size and location, you can't get better for this money in central Bath and it's worth a look - we loved the Georgian style but they tend to have short leases, strange size rooms/ layouts, poor sound proofing and drafty sash windows which are expensive to replace and on street parking soon made us love this flat.
